Since its inception in 1996, Rocky Mountain Community Land Trust (RMCLT) has partnered with 179 low-income families in homeownership in El Paso County and the City of Colorado Springs.  Via close collaborations with other local non-profits, RMCLT has also invested in 131 low-income rentals and transitional housing units.  Important ingredients of RMCLT's success are the incorporation of a scattered site model and the Post-Purchase Support Program which assists families with the challenges they sometimes face in homeownership.

Thistle is the largest private non-profit provider of permanently affordable housing in Boulder County, and is expanding its services to surrounding counties. Over the last five years, Thistle has greatly expanded its affordable housing portfolio, growing from 140 to 802 homes (591 permanently affordable rentals and 211 Community Land Trust affordable homes). Over a five-year period, Thistle plans to add 1,500 permanently affordable homes – 1000 rental and 500 homeownership opportunities, with 100 of these homes in Boulder County.

In February of 1995, five native residents of the African American community in Key West pledged to begin an effort to preserve their historic community. These residents were concerned with the gentrification of the neighborhood, and the deterioration of the historic residences and structures in the area. Beyond providing affordable housing, the BCCLT is currently developing a youth job-training program, enabling young adults from the community to learn valuable skills such as carpentry, contracting, construction, electric work and renovation and repair.

The Story County Community Land Trust (SCCLT) has worked with other local housing non-profits to create very affordable homes. They also work to provide affordable rental properties. Using the land trust model, these homes can be kept permanently affordable so other low-income families can afford homeownership. The first home built by the Story County Community Land Trust is located at 1515 24th Street in Ames. The home was built with the help of the Story County Building Trades Class and Habitat for Humanity. Two other homes were built by Habitat for Humanity at 24th and Hoover. The land was donated by the City of Ames.

The LCLHT offers homebuyers a subsidy to lower their upfront costs. In exchange, buyers agree to keep the home affordable for the next low-income buyer. The organization uses volunteers to help clean up construction sites and cut costs so that the savings can be passed on to clients. Community members also support the LCLHT by becoming a member of the organization. A minimum donation of $1 or one hour of service entitles members to a vote at annual meetings.

Gaia Gardens, a nonprofit certified 3.5-acre organic farm, has been operating on a leased parcel of land in Santa Fe since 2012.  With the support of a large group of friends and neighbors, they have turned a parched and neglected landscape into a colorful urban oasis, cultivating a large parcel of land in the middle of town and galvanizing a powerful community around it. The rental property is threatened with foreclosure - to preserve this unique piece of land, continue their educational mission and provide affordable housing for future generations, they have created the Mil Abrazos (One Thousand Hugs) Community Land Trust, a nonprofit, to purchase the farm property.

Founded in 1991, the Santa Fe Community Housing Trust is committed to helping residents of northern New Mexico find affordable housing by providing counseling, training, and financial assistance to first-time homeowners while working with banks and other housing agencies to obtain favorable mortgage financing. The Trust has completed construction of 200 homes, completed 6 projects, and currently has another 6 in development. Furthermore, the trust provides housing assistance for people living with HIV/AIDS, and offers homebuyer training and counseling.

Kulshan Community Land Trust’s primary goal, as an organization, is to provide opportunities for low and moderate-income people to secure housing that is decent and affordable. To this end, Kulshan CLT has two primary program areas that address the two primary barriers to homeownership for households of modest means. One is lack of capital; the other is lack of information. Kulshan CLT’s Homebuyer Driven Program was established as a down payment assistance program to close the gap between the cost of decent housing and the amount of mortgage plus down payment that a family can afford. The Lopez CLT is a private, non-profit community-based membership organization whose purpose is to: (1) Acquire and hold land in trust in order to provide for permanently affordable housing. Homes shall be built and lands shall be used in an environmentally sensitive and socially responsible manner. (2) Provide permanently affordable access to land for such purposes as quality housing, sustainable agriculture and forestry, cottage industries and cooperatives by forever removing land from the speculative market. (3) Develop and exercise responsible and ecological practices, which preserve, protect and enhance the land’s natural attributes. (4) Serve as a model in land stewardship and community development by providing information, resources and expertise.

In March of 2005, LICLT completed its first affordable housing project – Cedrus. On a five-acre lot, a cluster of 9 homes was constructed. Each homeowner participated in building their own home to lower their down payment and create a sense of true homeownership. With four years of planning and nearly two years of building, this project is a dream realized for the dozens of people involved in creating this beautiful development. Also located on the five acres are protected wetlands. LICLT was simultaneously able to provide nine brand-new affordable homes while ensuring a delicate ecosystem would be permanently protected from development or pollution. Homeowners were educated on stewardship, and long-term safeguards are in place to guarantee the safety of the land for generations.

Since the trust’s 1990 inception, they have built 79 new homes for valley families and purchased 4 existing properties for conversion from free market units to affordable homes. In 1995 the Trust bought 4.6 acres in South Park to create 36 single-family homes at Mountain View Meadows. And in 1997, the Trust was granted an acre of land at the base of Snow King so that the Trust could create 15 affordable homes in the Flat Iron Addition.
